Hong Kong Science Park Phase 1 consists of nine buildings with total gross floor area of about 120,000 square metres, mainly for research & development tenants. Wide adoption of energy efficiency features and renewable energy technologies is the main theme of the building services design for these buildings. The design includes high efficiency fresh water-cooled chillers, water-to-water heat pumps, T5 fluorescent lamps, electronic ballasts, demand-controlled lighting control system and grid-connected roof-mounted and building-integrated photovoltaic panels. The lighting, air-conditioning, lift & escalator and electrical installation generally comply with the four sets of Energy Efficiency Codes issued by EMSD.

A Central Automatic Refuse Collection System has been installed in the Park. It collects the general waste and re-cycle refuse in each building through the vacuum pump to the respective refuse collection containers in the Central Refuse Collection building, thus promoting the hygiene environment of the Park. Another feature of the Park is the provision of a service tunnel which links the various buildings together for accommodating the various utilities and the central refuse collection duct so as to facilitate maintenance work.
